Moving out into apartment in Tokyo & Suburbs
The most uneasy thing about living in Japan is finding and moving out into a new apartment. The cost of the apartment in Tokyo is unbelievable compare to the size of it. My suggestion, please spend a while and take around before you choose it. To avoid double apartment cost, spend 2-3 weeks before moving out. Because the Fudosanya and Oyasan will push you to sign contract in a week after they found out that you are interested with their house. If you find the suitable one, you can book it with yoyaku system, so they won’t give it to the other customer. It will cost around 10,000 yen.
Usually, the cost of moving out into the new apartment in Tokyo will cost around 4-5 months of rental cost. This covers shikikin (deposit money, ussualy 2 months), reikin (grant for owner, usually 2 months) and 1 month of rental cost for fudosanya. Several fudosannya, such as Able and Minimini, only cost half month. At the time you ended the contract, you will be able to get back the reikin, not a full amount since they will cut it for house cleaning and damage cost.
Rental cost
There are several types of chintai jutaku (rental building for living), i.e. mansion (from luxurious apartment to 2nd floor of usual apartment), height (relatively old apartment, over 3 floors with elevator), apato (apartment), koppo (3 floors apartment, without elevator) and house. They built on concrete/RC (the best, you won’t hear your neighbor singing), alumunium/RA (with isolated wall to reduce noise), and mokuzei or woods (the cheaper one but your privacy is diminished). Every tall building stands RC or RA claims to be mansion, and the rental cost will be 1.5-2 times higher to other type. The rental cost is varied depends on the location and the year of building. The highest rental above 40 man, will be the new sky crapper mansion on the heart of Tokyo 23-ku (city), such as Roppongi, etc. The moderate rental cost can be found at the north of Tokyo near the Yamanote line. For a cheaper one, you have to find it outside of the Yamanote line, at the suburbs area. If you stay for a long term, you can try your luck on cheap- government apato, which can be get by lottery or waiting list.
For foreigner, places at outer ring of Yamanote line, such as Nishikawaguchi and Warabi on Keihin-tohoku line, Kitasenju and Gyototoku on Tozai line, can be acquired with moderate cost. For example, with 55,000 yen you can get a new room (1K) with Kopo style, 30m.sq with kitchen (K), small living/dining room, ofuro, and toilet, located 20 minutes from the Warabi station. For the same cost at inner circle of Tokyo 23-ku, you can get 15-20 m.sq of old apato (built at 80’s-70’s or below that). The cheaper one will be an old apato built below 70’s on mokuzei type, 5-15m.sq, with a tatami room and/without toilet, can be get around 25,000-45,000 yen. This place is good for the experience of old Tokyo memories. Just watched out for gokiburi in summer.
Before moving out, check and take the photo of the damage location that can’t be repaired by Oyasan. So at the end of contract, they won’t claim that you crashed their home. The necessary information to avoid huge damage cost can be read in “賃貸住宅トラブル防止ガイドライン“ (Chintai rental house stop-trouble guide line), 290 yen, published by Tokyo Government.
